


IIG develops tailor-made industrial real estate that meets the client’s specific logistics and / or industrial process-related requirements.
IIG designs to fit on three levels: 1. the location and accessibility of the facility, 2. the dimensions of the facility and 3. the internal layout and activity flows of the facility.
Each project starts with the analysis of the client’s current and future logistics and/or production data. This results in a preliminary location, building, timing and financial proposal. The facility can be proposed as a standalone project or in one of the industrial parks developed by IIG throughout Europe and the Russian region. The proposed facility shows the optimum logistics concept and/or production layout in regard to the reduction of investment and operational costs. For a standalone project, an off- or on-balance proposal is possible, the industrial parks are limited to tenants.
The preliminary proposal is fine-tuned - in close collaboration with the client - in the detailed engineering phase. The construction phase starts with tendering of subcontractors and retrieving building permits. From the moment the ground is first broken, each site is monitored daily by a dedicated local site manager. The project manager coordinates the construction, adhering closely to plans and timing, and reports to the client. The construction phase ends with the handover of the fully operational facility, including working procedures and on-the-spot training.
